Partner delivers integrated portfolio sustainability services covering utility data, GRESB reporting, carbon accounting, climate risk, property compliance, and decarbonization planning, all supported by its proprietary cloud-based platform, SiteLynx.
Integrated Due Diligence and Asset Management Framework
The Client engages Partner Engineering & Science for all property-level due diligence, including Property Condition Assessments (PCAs), Environmental Site Assessments (ESAs), and—where relevant—Energy and Water Audits for select funds. Partner Energy integrates ESG data collection directly into this due diligence process, ensuring that critical sustainability and resilience information is captured from the outset and carried seamlessly into the asset management phase. This approach enables consistent data quality, streamlined onboarding into SiteLynx, and efficient alignment of engineering, ESG, and risk management strategies across the entire portfolio.
Utility Data Management Strategy & Implementation
Partner collaborated with the Client’s property and asset managers to build a scalable utility data process across all funds. Supported by SiteLynx’s Utility Benchmarking module, Partner coordinated with utilities and property teams to validate and centralize energy and water data. Data Coverage improved from 47% to 91% between 2022 and 2024, helping a flagship fund advance from 2 to 4 GRESB Stars. This data now underpins reliable energy and carbon tracking and guide portfolio decarbonization projects.
Portfolio-Wide Sustainability Data Collection & Reporting
Partner integrates ESG data collection intothe Client’s acquisition due diligence, coordinating with Partner Engineering’s PCAs and ESAs to capture sustainability and resilience data from the outset. For legacy assets, Partner backfilled missing data to ensure portfolio completeness. Using SiteLynx’s Project Attributes module, Partner catalogs systems, efficiency measures, and resilience features across 200+ properties annually, supporting GRESB reporting, project identification, and portfolio-level risk mitigation.
Carbon Accounting and Target Setting
Partner manages the Client’s full-scope GHG inventory—Scopes 1, 2, and 3—through SiteLynx’s Carbon Performance module. Emissions are calculated using validated data and eGRID factors, with annual updates to track progress against CRREM-aligned carbon and energy reduction targets. SiteLynx scenario tools model decarbonization pathways and transition risks, supporting fund-level target setting, investor reporting, and long-term net-zero planning.
Property Compliance Strategy
Partner uses SiteLynx’s Energy Compliance module to identify properties subject to Building Performance Standards, energy-benchmarking ordinances, and audit or tune-up mandates. Compliance status, deadlines, and potential penalties are tracked in one system, allowing the Client to anticipate exposure, align retrofit projects with compliance timelines, and reduce regulatory risk across its national portfolio.
Climate Resilience Strategy & Implementation
Partner supports The Client’s Climate Risk Dashboard and performs CRREM-based scenario modeling and hazard analyses (flood, heat, storm, wildfire) using SiteLynx’s Climate Resilience module. Each property receives a resilience profile summarizing exposure and mitigation opportunities. These analyses inform investor and insurance disclosures and guide resilience investment planning and development risk mitigation.
Engineering Support and Program Management
Partner provides ongoing engineering and program management support through weekly coordination with the Client’s ESG and asset management teams. This includes vendor and technology vetting, property-level decarbonization and electrification recommendations, and continued development of the Client’s Climate Risk Dashboard within SiteLynx. Partner also supports due diligence and redevelopment evaluations, ensuring new developments and repositioning projects align with the Client’s energy, carbon, and resilience objectives.
