Villa Yorba Apartments is a 198 unit, garden-style multifamily apartment complex in Huntington Beach, CA.  Preservation Partners Development completed a major rehabilitation of the property, funded in part by the California Tax Credit Allocation Committee (CTCAC). Partner Energy provided due diligence services including a Property Condition Assessment, Phase 1 Environmental Site Assessment and Probable Maximum Loss seismic study.

Partner Energy performed Combustion Appliance Safety (CAS) Testing and an energy audit to help the property meet the CTCAC sustainability requirements. The following energy efficiency measures were recommended and implemented at the property: cool roof, dual pane low-e windows and sliding doors, high-efficacy indoor and outdoor lighting, ENERGY STAR® appliances, high-efficiency water heaters and low-flow water fixtures. The measures resulted in an estimated 20% energy reduction and an annual utility cost savings of $18,500.

In addition to supporting the client through the tax credit requirements, Partner Energy also helped the property participate in Energy Upgrade CA, which provides rebates for energy reductions achieved in multifamily retrofits. The property is expected to receive over $120,000 in rebates from Southern California Edison and SoCal Gas.
