By applying the commissioning process to existing buildings, retro-commissioning (RCx) can optimize how building systems and equipment function to save energy and water, extend useful life of the equipment and reduce maintenance costs.

Depending on the age of the building, retro-commissioning (RCx) can often resolve problems that occurred during design or construction, and/or address problems that have developed throughout the building’s in-service life.

Building operational performance can degrade over time due to many factors, such as equipment wear-and-tear, intended and unintended adjustments to HVAC controls, alterations to occupancy schedules, and changes in space usage. RCx is typically a low cost opportunity to “tune up” existing building systems and realign building operations with the current facility requirements while also maximizing energy efficiency. In addition to energy and water savings, RCx can reduce maintenance costs and extend equipment useful life.

Partner Energy has extensive experience managing RCx projects in existing buildings. We coordinate site inspections and conduct equipment/system functional performance testing to analyze data to identify actionable, low-cost measures to save energy and optimize system performance. To sustain savings and performance over time, we also develop modernized operations and maintenance (O&M) protocols and provide robust operator training resources.

Retro-commissioning of existing buildings may be required by local ordinances to improve energy efficiency. For example,  Local Law 87 in New York City and LA EBEWE in California both mandate RCx for compliance. States and municipalities may also require RCx for obtaining LIHTC funds. Green certification programs such as LEED may offer applicants additional points for completion of RCx.
